ISSUES AND CHALLENGES OF URBAN DEVELOPMENT IN CORE AREAS OF INDIAN CITIESABSTRACTThe core city is always considered as a place of life, vitality, wealth, power, culture and enlightenment. In India, core areas are not only known for their historical monuments and precincts, but also for the rich amalgamation of tangible and intangible heritage resources: built and natural heritage, communities of craftsmen and ordinary people with their beliefs, practices and rituals. In such areas, heritage assets are generally intermingled with non-descriptive structures that are under a constant threat of demolition because of development pressure.Thus, the basic concern of urban planning in these core areas is the internal form, structure, functions and appearance. These core areas are becoming marginalised in terms of urban growth. The certain problems like decay, dwindling of economic conditions and migration of population to better and modern areas has complicated the process of urban planning in core areas of Indian cities. These cities are undergoing maximum misuse and transformation due to the absence of building bye laws and regulation. Such issues has resulted in decay and dilapidated conditions of buildings.Over the last two decades, there is a tremendous increase in population growth and rapid urbanization are creating a huge challenges for core areas. Due to the displacement in rural to urban population, the concentration of population has become a serious issue in the core cities of India. Causing a negative impact on the urban population in terms of services and facilities, employments etc due to its outgrown carrying capacity within an area. At times, strategy for combating displacement has increased the city problem with health, physical problems, etc. in order to overcome such issues.However, the issues identified is defined by various planning measures. The lack of coordination and on-time implementation of these urban measures is an important challenge that a core area of Indian cities face today. This study intends to investigate the issues and challenges of urban planning in core areas of Indian city which is justified as the Walled cities of India that signifies the conservation and preservation or urban heritage with respect to urban planning. Thus, the core cities reflect the development pressure on built environment based on literature study and various case study approach.
