DRAFT FILE NEEDED High quality work Your client is considering developing an office block in Reading Town Centre but is not sure whether to use concrete frame or Steel frame construction. The Client has therefore commissioned two concept designs – one based on a Concrete Frame Structure and the other on a Steel Frame Structure – both of which have a similar floor plate. The client has requested your advice on a) whether to go for the Concrete Frame Structure or the Steel Frame Structure and b) how many floors to build. The client expects to start the project in January 2022.The Architect has provided you with the following design options:- 3-storey concrete frame building- 3-storey steel frame building- 7-storey concrete frame building- 7-storey steel frame buildingReferring to the drawings and outline specifications provided in the Appendix and using BCIS, SPONS and/or any other suitable cost database, advise your client on the following (detailing your calculations and explaining your reasoning and assumptions):1. An order of cost estimate, based on a single-rate estimate, for each of the four design options presented. Show your detailed workings, assumptions, adjustments and sources of data clearly 2. From the four options presented, prepare a detailed elemental cost estimate for your recommended option. The cost estimate should provide the client with a detailed budget, including an elemental breakdown of the costs.3. Write a brief report justifying your recommended option, explaining why they should build a concrete frame or steel frame building; and if so, how many floors to build. Your report should include any key design, building technology and cost-related issues/factors that the developer needs to keep in mind as they engage with their design team in developing this project to ensure it is a success from start to finish
